Silvertown Quays is an exciting, major mixed-use development planned on a strategically important site as a key part of the London Thames Gateway initiative - Europe's largest regeneration project.
This attractive waterfront scheme on the River Thames is being driven by the partnership between the LDA and Silvertown Quays Ltd.
As the first steps on delivery this regeneration project, an Outline Planning Application was submitted to LB Newham in December 2003.
The site, which will create a new heart for London's Royal Victoria Dock, covers 24 hectares (59 acres) - a substantial development opportunity providing an exceptional blend of high quality residential, workspace, retail, leisure and entertainment facilities.
Silvertown Quays offers a rare opportunity to be part of an international vision providing lasting economic, social and physical regeneration of this key area of London and the Thames Gateway.
The development will complete a vital missing link to other existing nearby schemes, such as London's new Excel exhibition centre, the Royals Business Park and London City Airport with its international connections, plus the new Docklands Light Railway (DLR) extension which will provide fast links into Canary Wharf and the City of London. The LDA has contributed £3.5 million towards a new station for this extension of the DLR.
A unique attraction, and one of the most important elements of the plan, is the new 11,140 m 2 (120,000 ft 2 ) world-class aquarium for London, designed by internationally renowned architects, Terry Farrell & Partners.
The aquarium will provide an iconic building for the area setting stunning standards of design and offering a stimulating international visitor attraction. It will be operated by the world-renowned Zoological Society of London as a centre of excellence for conservation and education.
The spectacular plans for the aquarium have the backing of the Mayor of London, who believes the transformation of Silvertown Quays is a crucial part of his vision for regeneration in this important part of London. He says - 'An international standard aquarium located here will provide a boost to the whole Thames Gateway'.
In line with the UK Government's policy to encourage the regeneration of brownfield sites for the benefit of local communities, the project will be pioneering an exciting mix of new residential districts providing private and affordable housing.
The developers will be working with the world's best architects and designers to adopt international best practice and provide innovative solutions for sustainable communities.
The project will provide up to 5,000 new homes and will include the conversion of the Millenium Mills into loft style apartments. Most homes will have stunning views over the Royal Docks and the River Thames.
Creating a new centre for the Royals, with an international flavour, is at the very heart of the scheme with superb retail, leisure and entertainment facilities including a new hotel, bars, cafes and restaurants.
There are excellent prospects for providing a really vibrant and diverse range of facilities for those who live in, work in and visit the area.
To support the new neighbourhood and community the project will provide facilities essential to the success of such a wide reaching development. These will include the provision of a new school, health centre and community facilities.
The masterplan vision for the whole site will be carefully monitored by an extremely experienced team from our masterplanners Urban Strategies Inc to ensure that a coherent approach is taken.
Transportation links will be enhanced significantly through the LDA's contribution of £3.5 million towards a new station at Silvertown Quays on the DLR extension. The site is also adjacent to the preferred route for Crossrail and any future extensions to the Jubilee line.
This international development will be undertaken in four key phases over the next 10-15 years in conjunction with other leading players and with strong financial backing.
The scheme is a partnership between the London Development Agency (LDA) and Silvertown Quays Ltd.
KUD, part of the Toyko based Kajima group,bring international expertise to the scheme and will lead on the aquarium project and overall project management. Halifax Bank of Scotland (HBoS) are providing the development funding for the early stages of the project. The development management is being undertaken by Native Land Ltd.
